> Sure you could do all those things, but **they would all be illegal in almost any state** , you would be sued and likely lose (emphasis added).

Recent story about long-term guests that won’t leave:

[‘Professional scammers’ refuse to leave Airbnb host’s house](http://www.cnn.com/2014/07/23/travel/airbnb-squatters/index.html?hpt=hp_t2)

Airbnb is a service where you rent out spare rooms to guests. In this case, the guests stayed for 30 days and now refuse to leave. In California, renters who occupy a property for more than 30 consecutive days are considered full-time tenants on a month-to-month lease with rights to occupancy protected under the state’s tenant law.

The original agreement was for a 44-day period but the scammers only paid for the first 30 days and then stopped paying. Why doesn’t that initial agreement of 44-days supersede the month-to-month conversion? Essentially, it seems they had a 44-day lease, which they broke by not paying. What’s to stop any California renter from swatting after the lease is up?
