# how to terminate a non-lease rental?

I have a friend who rents out her basement, without a lease. She’s not unhappy with her tenant, but she wants to let her brother live there for a while, while he’s going to school in town.
Her agreements are all verbal, but she wants to do this correctly. Will a verbal notice do to ask the tenant to find another place? Or should she do it it writing? I assume there’s a right way and a wrong way to do this. Any pointers?

I would do it in writing, and give the person at least 1 month notice.
Perhaps when s/he pays rent for July (persumably on the 1st) she can give him/her a letter.

The answer to this question depends in great part on the landlord/tenant laws where you live. I’d read that before doing anything at all.
