Landlords: What do you look for when you screen an applicant

I usually don’t wear socks. Generally, I have to wear special sandals because my feet (and legs too) are hugely swollen. I’d have to order socks specially made for me, my feet and legs are so huge.

Even if I COULD wear socks, if I walked around in stocking feet, I could pick up a shard of glass or a pin or some other hazard which could go right through a layer of cloth. Even if I felt it and got it out promptly (and diabetics frequently have neuropathy (dead nerves) in their extremities) I’m likely to get an infection. Diabetics are very prone to infection. Many, many, MANY diabetics have to have their feet and possibly parts of their legs amputated each year because of gangrene.

I’m not even going to address in detail the high price of hosiery/pantyhose, and the ease with which they snag. If you don’t wear the stuff, you probably wouldn’t know, but one snag and a pair of $10 pantyhose is ruined.

Ross–Renting rooms is a lot tougher. Check with your local Housing Dept. to see how many rooms you can legally rent without getting a license. If there is someway you can make a separate entrance, do it. Otherwise, your roomers will have access to the whole house.

Rent on a week-to-week basis. Draw up an agreement as to the rental rules, and have it signed and notarized. Make sure the agreement states that you are renting the room to ONE person. If you rent to a couple, charge more and again, state exactly who is living in the room.

Give people a two day grace period (the rent is due on Saturday, and you have to pay it by Monday). If they don’t pay by Tuesday, tell them to leave or pay. Don’t accept any excuses. It sounds harsh, but if they get away with it once, it can become an habitual thing. Show them it’s your house, and you mean business.

They’re not allowed to ask if you smoke on applications? The application I just filled out asks smoking/non-smoking, weight, height, eye color, hair color. I thought it was kind of strange.

Of course, we checked Yes to smoking, but wrote “outside only” under it.

I’m not a smoker, so it doesn’t really apply, but the pets thing definitely does.
