Currently living with parents and happy to be doing so.

‘Best friend’ wants OP to share with her and two others. OP has not even seen the property, yet she’s planning on moving in.

Landlord wants a guarantee on the rent (it’s not clear whether the request is to guarantee just the OP’s portion of the rent, or rent for the entire house). Landlord is being quite aggressive in their tactics and is demanding six months rent plus deposit and fees in advance.

Landlord had previously promised the property to another group of students, but then decided to rent to this group of students instead. Reason not given.

Best friend offered to pay half (of the six months rent and deposit and fees, is my guess) then withdrew offer. Best friend’s dad has a van, but it won’t fit OPs stuff so she’s on her own when it comes to moving day.

TL;DR
Landlord dodgy. Best friend dodgy. OP needs to grow a pair and continue living with her parents.
