Questions about getting a mortgage (fast!)

They wanted written, signed statements about why previous addresses in FL and NJ were listed on our credit reports.

My answer, was, more or less, “Graduate school.”

Inspection complete, and I quote: “This is a slam dunk. You got a great deal.”

There’s stuff, as there will always be stuff. The A/C is from 1992, but it’s still going strong, so he said just run it until it dies. Water heater needs replacement before it starts leaking. We may need a radon mitigation system. Radon is very common in this area and the neighbor has a mitigation system that is currently turned off, so he said it’s likely our home has radon. It’s not an expensive fix.

Onward we go.

Radon:
I lived 20 years in Radon Central. Most houses in my subdivisions had vent systems. I got lucky and my place was built on fill, not rock. No radon for me. Just fear of sliding down the hill in heavy rain. Sigh; it’s always something. :slight_smile:

Anyhow, no radon vent system should ever be switched off. If you need one, get one and run it like your lives depend on it. Because they do. Your soon-to-be neighbor is screwing up. Do not follow their lead.

Do get a radon test promptly after buying. I sure wouldn’t buy or not buy over radon or not. But I also would not occupy a house w a radon problem for long until it’s mitigated. And you can’t tell until you test.

I would take a radon mitigation system any day if I could build on rock.

Thanks for your thoughts on this. After reading your response, I asked to do the radon test before close, just so we can line things up if we need to install a mitigation system before we move in. I don’t think there will be an issue from the seller. The only outstanding question is if the HOA will cover it but this is not an expensive thing, maybe $1200.

Re: radon

I bought one of these for our basement, because it’s cheaper than a professional test, and not much more expensive than a before and after disposable test.

It did come back that we need a remediation system, and that’s on my list of things to do this summer. We also don’t own the mineral rights, so any uranium mining will have to be done in secret.
