# Re-finance Mortgage?

I might go for a re-fi. The advertised rates are almost 2% below my current APR–but likely there will be some reason the actual rate offered will be higher.

So, how can I check out this outfit that contacted me (Colony Lenders)?

How can I get some competition for their bid? Does anyone have a lender or mortgage broker to recommend?

Pitfalls to avoid, or good moves to make?

I don’t expect to sell this house until I get old enough to stop maintaining it, and move into a small comfortable unit downtown within walking distance of bookstores, coffee shops, cinemas, crotchety oldtimers, and young upstarts.
