Sell My House?

So I’ve had both types of solicitations in the last few years.

  1. Our current house, which we bought when it was just a model on a table 2 years before it was built is in high demand. there are only 200ish homes in our neighbourhood and we all closed within 6 months of each other between February and August of 2014. Since then 5-6 of them have been resold for 20% more than the initial purchase price, and real estate agents dropping junk mail on every doorstep is a daily occurrence. Since I’m never moving again, those head straight to the recycle bin.
  2. Our prior home we found a business card in the door one day and after calling to see what it was about and a couple of weeks of negotiations, we sold our house for a decent profit over it’s value at the time and arranged to rent it back for substantially under market value until their construction permits were approved. This allowed us to buy a house that was still at the model stage. They wanted our house because they had already purchased the two to the east of us and our property added to those squared off the lot nicely. It had been subdivided oddly in the 50’s and all of the lots were puzzle pieces. We sold because we had already decided that to stay we needed to do a lot of work to the house and I had absolutely no desire to live next to a construction project for a year or two and to add another 15-20 townhomes to our already crowded street.

Basically they are letting you know there is a demand, and if you’re interested you can investigate to find out why, and if it’s enough to motivate you to move.

Yeah, that’s why I’m tempted to call them back and see what the offer is. Last year, the city wanted to extend the street from where it turns straight through, and build a boys and girls club on the subdivision park. That got quickly derailed by the residents so now instead they are building a new city hall where our park was instead! :mad: frickin bastards :mad:

$25 million. There may be room to negotiate, but no lower than $20 million.

Heh. My wife grew up in a house 130 years old. When her father moved out, they had to lower some furniture through the window. Which was not a surprise, since that is how they got it in. We had a similar problem when we rented in Princeton, so I hear you.

IANAR But I sent an unsolicited letter to the owners of a vacant lot next to my vacant lot. It’s an undeveloped subdivision platted in the '50’s with access to and views of Lake Huron. At 12,500 sq ft it’s too small to build on, so I looked up names and addy’s on the county website and sent off a letter to the owner in Ohio. We’re either looking to buy an adjacent lot or sell/flip our lot to an adjacent owner. Still waiting for a reply.

Another lot just east of ours was listed on the MLS for sale this summer, so i am waiting for that contract to expire and then i will send another unsolicited letter to that owner offering to buy or sell and see what happens. Cheap land up there, its’ where the natives go to escape tourists season in TC
