People who are renting have to make a deal with someone, absolutely, positively, by the time their current lease expires. Landlords are not under that type of time restriction.

Landlords, especially the big corporate landlords, are also renting professionals. They have experience in the rental market that renters cannot possibly hope to have. You’ve rented for 6 years, that means you’ve negotiated rent 6 times in your life, max. Landlords who have multiple properties rent many times more than that, and have resources to tap into, like doing credit checks, that the vast majority of renters do not have.
