A friend of mine just passed the Calif. Real Estate test (95%, and on the first try! after being unemployed for a while 😃 ). She’s smart, but experience always teaches things a person wouldn’t know in advance.

Given the success of [this](http://boards.straightdope.com/sdmb/showthread.php?t=315056) thread about being a bouncer, who can provide pointers on being successful and avoiding pitfalls, in real estate sales, working for a licensed broker.

Examples and horror stories welcomed, and especially tips for how to get good things to happen.

And, any thoughts about how to pick a desirable office to work for?
