I agree with the OP. Don’t forget, too that the woman sold some properties in Newark, NJ that she had just lying around. Because, you know, we ALL have excess inner-city properties that we can liquidate.  
It’s like watching Suze Orman. I like her advice, but I hate listening to the financial scenarios that call in. “We have $65K in debt, my take home is $12K a month, and I have 4 Million Dollars in savings. Should I pay off the $65K or buy a yacht?”
