Anyone from Tucson - odd property

I notice this huge open lot with a couple of houses on E Grant Rd. Of course, much of Grant Rd around here used to look like this into the mid 1980s. Are they just hold outs not wanting to give up their land?

Between Rosemont and Swan? I think one of them used to have a cow or two, doubtless so they could claim it was being used for agricultural purposes for lower taxes; you could see the cows if you walked along the Rillito. I don’t know if they like living there or if they’re holding out for a ginormous offer from developers.

Here’s the Pima County assessor’s page for that property - make of it what you will. Pima County Assessor’s Office

If it doesn’t autoload, it’s parcel(s) 11011179C and 11011180A

FWIW, it’s listed as “Vacant Residential Urban Non-Subdivided” where the ‘vacant’ seems to mean no significant site or structural improvements.

Hard to guess about the motives of the folks living there, but I’d figure if they’re holding out for more money it might be a while before they cash in. That land would have made a good addition to the Crossroads Festival shopping center once upon a time but I’m guessing the management there is more worried about filling their vacancies and hoping Bed Bath & Beyond doesn’t go belly-up than about plans for expansion.

Be nice if they could dedicate a small sliver of that land to the Arcadia Greenway when they do decide to sell, though…

There’s an Outback Steakhouse just down the street. Why would they want to sell their house?

Looking at the gridworld around them, if I owned a piece of land like that and lived on it, damn sure I’d want to keep it that way.

I don’t know if I’m reading it correctly, but the assessor’s site suggests that the assessed value of the property has gone down significantly between 2012 ($1.3 million) and today ($443K). Rezoned? Depressed market? Poltergeists found?

well the owners were an interesting rabbit hole to explore.
