A lease ended at midnight May 30th and he sent out a letter dated 30 August. Considering that July has 31 days, did he send it out on the 60th day or the 61st day?
Your state laws should have “Time Computation” laws, maybe in the General Provisions chapter?

61st day then. 31 days in July and the 30th day in August.
Thanks. It said “(1) In computing a period of days, the first day is excluded and the last day is included.” so it looks like July 1 didnt count as a day so it is 60 days if I’m counting right.
You are welcome. Now there is a chance the Landlord-Tenant laws may have a different computation, you can check, but a state tries to keep everything uniform.
