New home owner here too (I sense a trend). Just starting to enjoy it though. Got married 6 days after we closed, then I had a final exam 5 days after THAT. I am finally sane enough
to really kick back and relax in it now (haven’t rolled around nekkid though).

I now finally understand all those people that are obessively looking for decor and landscaping items (sort of).

Again, congrats MissB!

I have to fight the urge to remodel before I’ve unpacked… I keep thinking things like… “it would be really easy to pull up that carpet” and “I could replace that panelling” etc. I want to get settled and then take a good look around before I start destroying things!

Congratulations - Mr. Nugent and I are closing at the end of the month, and we’re excited/happy/terrified. Ours is a two-family, so we’ve also got to figure out how to be landlords.

How did you resolve the closing issues?

The seller resolved my closing issues for the most part. He refinanced his lien into an unsecured loan, which cleared title, and the inspector came out the afternoon of the closing. His inspection came back with a few conditions that we didn’t actually resolve until the following Monday but the seller let me take possession of the property anyway. My seller was great!

The extra fee that they were charging was a bit harder to resolve but I simply stood up and said “NO”. I pointed out that they couldn’t charge a fee that hadn’t been disclosed and they had to remove it and I refused to take no for an answer. It sounds a lot easier than it was. By the end of the confrontation, I was shaking and a little unsteady but it was worth it. The fee was more than my first mortgage payment! I’m very glad I stood up for myself!

Let me pile in with a late congrats also.!!! We just closed on July 20th so the last month and a half were extremely busy. Same as you, what made me nervous was something going wrong at the last minute and it not going through and there we are with no apartment and no new house(and worst of all possibly losing the house altogether and having to start looking again)

I was especially worried because I know I would not have dealt well with that(I had made calls to everyone to make sure everything was a go). One of two angry Sledmans would have appeared. The stark raving mad one or the far scarier and more dangerous monotone, blank stare, passive Sledman.

I remember seeing something in the literature we received during the whole process that they have determined that people are more stressed buying a home than they are about going into foreclosure.

Congrats and way to stick with it through the last minute snafu’s. Was that your Buyer’s agent that tried to stick you for additional undisclosed fees???

Nope, it was my broker… big suprise! I should have handled it myself to begin with! Live and learn, right?! Oh well, I love my house! It took 2 1/2 hours to mow my yard with a push mower though… a self propelled push mower… ahhh!

Practically impossible. And the seller’s agent just gets a double commission if you do - it doesn’t end up saving you any money. What you want is a reputable buyers’ broker.
