Cost of tearing down house and rebuilding?

Hey all! Yep, I have a brand new house-related question. :slight_smile:

Does anyone have experience with having an old house torn down and a new one built on the same site? If so-- or if anyone knows where this info might be found-- how much was the average cost? (Assume that the city will permit this, etc.) It would be a SMALL house, probably two bedroom, one bath with den. I’m not planning to run out and do this tomorrow, just to find out some info. All answers appreciated, because y’all are so smart and so helpful. :slight_smile:

I see difficulty in you getting even a ballpark number since there are site specific questions to be answered.

Does the house have any hazardous materials?e.g.,lead paint,asbestos siding/pipe wrap.

What are tipping fees in your area?Will they accept the razed materials?

It really depends on the area that you are in, what you want built, what materials you want to use, how big do you want the house, etc.

I would call up some general contractors in the area and get the prices. However, I don’t think you can get a good quote without a set of plans and a location. An average is just that.

As to whether the city will permit you to do this and build something bigger is always a key questions. I have friends who are pretty limited in what they can do addition wise, with the county telling them where and how high they can build.

Something else to consider is the amount of time you will spend coordinating the work.
