Your parking situation sounds similar to a lot of rowhouses in DC. I can’t find a good picture on line, but what a lot of people do is put up an automatic garage door connected to a wooden frame at the end of their pad. There is no garage, just the door that you can open and close without getting out of your car. It might be pricey, I don’t know, but I like Kayaker’s idea of splitting the towing fees with a company, you could finance the project through fees.

If the OP is dealing with armored vehicles being stationed in her parking space, all the advice in this thread so far is woefully inadequate.

This. Fix your latch. Put up signs and cameras. Then tow any and all that park on your property. No screaming. No confrontation. Just tow them every single time. And stop worrying about if you are being perceived as a bitch.

I was under the impression that you had to get a survey done to get a mortgage. At least I had to and I’m glad they had me do it.

Nope, just a title search.

Licensed title insurance agent in Virginia, DC and Maryland here. Lenders do not necessarily require the borrower to get a survey on the property to approve the loan, just that the title company will issue the final loan policy without the survey exception in Schedule B-1 exceptions from coverage. However, no competent title company will take on that risk and delete the survey exception without first receiving a recent survey on the property.

I second the bollard idea. Plant one of them a close to but well within your property corner and it is taken care of.

How does that work? I show up, see there’s some open spots, offer $50. How long do I stick around to make sure I’m not outbid? What if I outbid one of the occupied spots?

We were parked at our motel about a mile walk to the track. People were outside doing quick auctions for their available spots. “OK, anyone wanna go higher than a hundred?”, kinda deal. It was a crazy atmosphere.
