I found one note that buyowner.com can cost about $2,500 to list and sell but has a “zero down” option …
anyone used them or other services nationally or in Florida? We’re thinking renting out the place just isn’t worth the effort/problems … if we had to wait four months while some jerkwad decided to break everything in the house as we worked through the eviction process we’d be losing out.
What are the general costs/experiences? I tried to ask on the phone but they wouldn’t tell me zip unless I let a consultant come out there and “build our ad” with us.
Haven’t specifically used the company you mention, nor do I know anyone who has. However…
I am “in the business”… a title company Escrow Officer. I have sold one house of my own as a FSBO and it wasn’t too bad. I am in the process of selling another, and it’s a nightmare. Even though I work in the industry and understand what is going on/needs to go on, it’s been a real pain in the butt.
I mention this because I think one of the things you ought to ask the company is just exactly what you get for your money. And once you have an idea how much work you are still going to have to do, you can make a better decision as to whether or not is is worth it.
Who is going to hold the earnest money? Who is going to write up the contract? Who is going to help set up the closing with a title company (or attorney, depending on the laws in your state)? If you hit a snag in negotiations, who is there to help you? If you find a buyer who is working with a realtor, what happens? Etc. Etc. Etc.
I know some people don’t like the idea of paying a Realtor, but in my opinion there are things that they do for you that are worth the money. All depends on what you can/want to do yourself, and what you would rather put in the hands of a professional.
