Help me get a better price on my house

Ok, so I’m buying a new place and it’s under construction right now. I love the neighborhood, and in particular, the exact spot that I’m getting. Unfortunately, the builder wouldn’t release this spot last year, when prices were $11,000 cheaper. The builder is also charging a $3000 lot premium.

In order to secure the spot I wanted, I rushed to sign a contract, deposit my earnest money, and waived my right to a buyer’s agent.

I asked for a discount point, and after some wrangling, I got it from the sales person’s manager. Then, I found out that due to rainy weather, the completion date will be 6 weeks later than predicted.

The additional 6 weeks is costing me money, as I’ll either move twice, or pay exorbitant month-to-month rates on rent. (My lease was set up to end based on the original completion date). Also, I have to reschedule a number of deliveries.

I’d like to get an additional discount point, as it would just cover the expenses from the delay, which I can document. I’ve asked the sales person’s manager (he refused), then emailed his boss (this guy refused), then emailed the boss’s boss (the “president”, who basically blew me off and told me to deal with the two underlings).

I wouldn’t mind getting creative about how to get the additional point. I’d love to get advice on how to do this. I’ve mentioned to these people that I’m not using a buyer’s agent, which is saving them 3 points. They tell me this makes no difference, so then I ask if I could bring a buyer’s agent on board now (they refuse to allow this).

My buyer’s agent promises me an under the table kickback if I get him the commission, but it is an oral agreement only and I don’t know if I can trust him. Besides, I already signed the waiver.

Any advice on improving my situation would be appreciated. :slight_smile:
