How does one negotiate an auto lease with a dealer?

I’m thinking about leasing a car for the first time. In the past, I have always purchased.

I know (I think I know) how to buy a car. Find out the dealer invoice, the incentives, etc. and make an offer at that level, listen to the howls of protestation about how they can’t do that, threaten to walk out, and end up settling at about invoice plus 5%. Never talk monthly payment and make the trade in a separate negotiation. Watch out for the tricky bastards in the closing office.

How does one negotiate the price of a lease? I know that they can play games all day with the monthly payment by changing the down payment and the residual amount. Tips?
