Also, this house you’re leasing to buy? Read your agreement carefully. It’s my understanding in cases like these, if you decide not to take the house, you lose all the money you put toward escrow.

'Grats, Weirddave, glad everything worked out in the end! I would have been crapping masonry myself had I found myself in such a dire situation. And even if everything worked out in the end I’d still be fairly irate at Idiot Realtor for being such a walking phallus.

But I guess on the other hand you can at least say No closing fee for you!

Good to hear it’s sorting out well. How is the home buying experience in other states? Here in sunny California, we went to the bank and met with a loan officer. No messing around with brokers or other middlemen.

After going over our income, credit history and seemingly every scrap of paper I own, down to my casserole recipies and mostly used-up train tickets, they kicked out a letter saying I was pre-approved for a loan of $X.

Trust me, that pre-approval letter is key. One open house we were at, someone was talking with the showing Realtor, and it was a cordial conversation, based on “If I can get a loan…” and the Realtor being cooly polite in response. We also liked the house, and once they were done, I walked up and said “Hi! I’m pre-approved for this much. When will you be accepting offers?” and got a very warm and happy response. We ultimately didn’t make an offer on that one, but it was a vivid demonstration of the value of the term “pre-approved.”

Let me offer my congratulations, too. I’ve bought a house twice now, and both times there was some kind of last minute panic (both deals went through in the end, but not before much anguish and wringing of hands). I don’t understand at all how you guys buy houses down there (it seems to have something to do with the mafia and reading the future in chicken bones - I’m not quite sure of the details), but if you can get pre-approved, do it post-haste. And remember - everything happens for a reason. Brent being a massive tool was fate’s way of making sure you got the house you were supposed to get. :smiley:
