It’s difficult to scale from a picture, but the listing claims 155 front feet on the beach, and the house lot appears to be be around (est) 140-150 feet wide +/-, so I doubt it would include the empty adjacent lot.

The building in the front is clearly 3 stories, and it looks like there is one more story in the part of the house near the road. On the positive side, the pool house or whatever it is does look like a 1 story building.
