Where to go to get the best refinance? I think my current company is screwing me over. They’re giving my 7.0% with no points, but they won’t offer any rate reduction for points. Sure I’m renting the thing out and there’s not much equity (about 5%), but I still think I could do better.

If anybody knows anything, what do you think? What about in 6 months?
