Remember those scenes in “Psycho” when Janet Leigh is looking up at the spooky old house? Norman is there and he is having these “conversations with his mother.”
Janet Leigh can hear every word, and she even comments later on that she wouldn’t let anyone talk that way to her. Okay, HOW IN THE WORLD could Janet Leigh HEAR what was being said on a house up on a hill that must be several yards away!?
It was in the script.
I’ve been in situations, with a quiet background, where I could clearly hear conversations through open windows 25-30 feet away.
O.K., but have you ever seen The Bates Motel? It is right next to the Jaws Pool. Jaws pops up like every 5 minutes and people scream. I can’t imagine hearing a conversation from the Bates’ house.

They were shouting and the windows were open. She shouldn’t have had any problem hearing them.
Exactly. Sound travels very well out in remote areas, in which the hotel and house were purportedly located. If my neighbours were arguing with one another in the summer, with the windows open, it would be no problem to make out what they were saying.
(Neighbours are anywhere from 300 to 1000 feet away.)
