Purchasing mobile home with cash--closing costs?

My husband and I are purchasing a '95 double wide at a great price from someone who just wants to “get rid of it”. It’s in good shape and only needs cosmetic changes (blood red carpeting??).

Assuming we’re approved for a personal loan, we’re paying the owner in cash. It’s in a MH park, which will be a separate application process. My question is this: What is involved in the transfer of property–in this case, only the mobile home (no land)? I’m assuming we need an attorney to go over the paperwork? Is that all we’ll need?

In Texas, purchasing a mobile home is no different that purchasing a car. I assume most states are similar. There is a form necessary to change title, but I don’t remember there being any charge. If there is, it is nominal. No lawyer should be necessary. You must notify the County Clerk of the change of ownership. Be sure the seller has paid this year’s taxes so you don’t get stuck with them. Mobile home insurance is available. There is probably someone in the Park who can walk you through the procedure.

Have you had it inspected by someone familiar with mobile homes and their construction? It might save you money to have this done before closing on the mobile. Pay close attention to the floors, plumbing, roof, AC/heat and electrical system. Your Park management should be able to recommend someone.
