Selling a home by owner

With the loss of a good chunk of change I’ve lost in my house, we bought almost at the peak, and the desire to move, it’s time to think about selling our house. Right now we owe right about what it’s worth, we’ve had an appraisal done so it’s close. This means if we use a Realtor we’d have to pay 6%. That means we’ll be paying about 18K just to get rid of the house.

My father has suggested a number of times to just sell ourselves. However, I’ve never done this, and we have two little ones so the time we have is not very great. But saving that much money will give us some money in the bank and will not kill off our savings. I’ve checked out Help-U-Sell, but there are no brokers in my area.

What are the pros and cons of going this route? I’d like to save as much money as I can, but I don’t want to get screwed either. If I could get some hints and tips that would be great.

I don’t know how to sell a house, but this is not a good time to do it. Very much a buyer’s market these days. Suck it up, stay there another year or two, and see if things improve.

For what it’s worth, I’ve heard that the commission a good realtor earns is far and away covered by the higher price at which they’ll be able to sell your house. Of course, the problem is finding a good realtor. Granted, in this market, I would think only the good ones are surviving.
