Snark aside the presence of a Walmart generally means there is a substantial middle and lower middle class demographic in your area or else they would not be there in the first place as that is their primary bread and butter target market, so you may be somewhat overestimating the relative demographic niceness of your area relative to others.
The other mistake is that thinking the absence of lower class urban signifiers (ie White Castle and Church’s Chicken, pawn shops, hole in the wall dive bars) is important. Poverty, desperation and pimp stylin’ play out in differently in the suburbia than they do in the inner city.
As to a relatively greater presence and visibility of hookers, thug wannabees and Jr. pimps in the immediate environment, assuming this is an accurate observation not just middle class white lady discomfort, that’s generally going to be highly correlated to low/lower cost housing opportunities in the area and (importantly) police prioritization.
In areas where police presence has been cut back due to lack of municipal resources opportunists will infill quickly if they think they can do business without police oversight.
