Help squash my ignorance… how hard is it for an ordinary person to become a licensed realtor?
Can it be done overnight? How much does it cost? (Assume I want to be licensed in Austin, TX and fastest and cheapest possible).
In New Jersey, you have to be a high school graduate or have a GED, be at least 18 years old, take a certified course of study, pass the school test, and pass the state test.
Call your state’s Real Estate Commission or an accredited real estate school. Texas laws might vary.

Congratulations for considering the exciting field of real estate as a career. The entry level requires a real estate salesman license from the Texas Real Estate Commission (TREC). This page summarizes the licensing process detailed in Obtaining a Texas Real Estate License, publication 1149. Texas law and the rules of the TREC impose four major licensing requirements: specific courses, high moral character, a sponsoring broker and the real estate exam.
Courses. The necessary coursework includes six semester hours (90 classroom) of prescribed core real estate courses and six semester hours (90 classroom) of prescribed related courses. Individuals who have completed courses from accredited colleges or universities or from proprietary schools may request an education evaluation; complete the “Request for Evaluation of Education Documents” (Appendix F), attach all transcripts and certificates, enclose a check for $15 and send to the TREC.
Moral Character. An applicant’s moral character is reflected by a lack of convictions for felonies or misdemeanors (other than traffic tickets). Individuals who have convictions may find out in advance if their record will prevent licensing; complete the “Application for Moral Character Determination” (Appendix C), enclose a check for $25 and forward to the TREC.
Sponsoring Broker. An applicant must be sponsored by a Texas real estate broker with an active license. The sponsoring broker completes the “Application for Real Estate Salesman License” (Appendix B) and submits the necessary documents with the applicant’s check for the proper amount to TREC. Exam. If the application is accepted, a Candidate Information Brochure (CIB) is issued, qualifying the applicant to take the real estate exam for a $25 fee. After passing the exam, the individual receives a license to practice real estate under the sponsoring broker’s supervision and training.
I find it amusing that they have a form for " Moral Character Determination".
Rats… well, thanks for the info. I was planning to get a license for a one-time deal, but the classes and sponsorship would make things less than ideal.
