My suggestion was voided by the OP’s planned use of the treadmill. It was about the book rack, but since the treadmill is for heavy running, I don’t think they’ll need to worry about that.
Personally the treadmill that I just got has a fan built into it and I never turn it on. Depending on what type it is, or where it’s located makes all the difference. If you can tilt it so that it points towards you, then fine…mine is fixed pointing towards a spot that I’d only be in if I was walking…not running. I bought a Proform a few months ago when I started getting back into running again. A lot depends on how far/fast you run. If you’re running a 6 minute or faster mile then you’re going to have a hard time finding a treadmill that can keep up. Lucky for me, my measly tortise-like 10 minute mile is no strain on it.
I’ve found that the built in heart rate handgrip thing is about worthless. I have to be totally stopped in order for it to get any sort of reading. So if you do a lot of hear rate monitoring, I’d get an external monitor, or a treadmill that has a chest strap option.
You used to be able to get treadmills that were Ifit compatible. Where you could hook it up to your computer and download a workout from Ifit.com for free and it would automatically change the settings on the treadmill to give you a workout. But now they all seem to require a program on a memory card…which to my mind limits the functionality.
You’ve already gotten the major advice…bigger CHP (continuouse horsepower) motor is better than a smaller one. Be sure to look at CHP not Surge Horse Power. Long deck if you’re tall. Sturdy feel to it. Cushioned deck may be a plus or minus…depending on how you’re used to running. You may not like it. I like the fact that the ProForm I have lets me adjust the “spring” in the track.

As an, umm, economy-sized man, I found that weight limit was important. I can walk one those light-weight treadmills into a pile of junk in no time at all (if the belt moves at all).
I don’t know your size but if you, or your other house-members, are large-ish, makes sure the treadmill can handle it.
