Where can I find out 'ONLINE' where there is Land for sale?

I am looking at buying some land with a friend of mine and we’d like to do some research before going to the planning and zoning department. We want to have our bases covered before we go. So does anyone know a good online resource for finding out where land is for sale?

Realtor.com? That’s where I started. We found the best stuff through a local realtor, though. (On-line details about land for sale is usu. pretty pathetic–often a scanned image of a hand-drawn square that says “10.5 ACRES” in the middle; not too useful.)

I found our land by Yahoo-ing something like “catskills property for sale” - basically the region you’re interested in plus “property” or land, lots, vacant land, acreage, and so on.

If you’re not wedded to a particular region one thing you can do is get some outdoors living type magazines (Log Home Living, Back Home) and in the classifieds in the back they have land for sale companies and websites. I know that’s not exactly “online” but thought I’d mention it.

One thing I do for kicks is go to the big realtor sites (ReMax, Century21) and they often have land for sale.

Might be just in Oregon, though. I found my house here in Oregon through them while I was living in Seattle.

I’d go with a simple google search for a starter, and contact some real-estate folks in your area. Not everything in the MLS (Multiple Listing Service) is listed on line, but it is available to those in the industry. In addition, you can drive in the area that you are interested and look for signs, much bare land is for sale “by owner.” Once you have a location, you can go to the local city/town hall and get the tax maps to see exactly what the plot looks like.

For a fair number of “by owner” listing try www.fsbo.com (For Sale By Owner).

Are you looking for residential or commercial land? If residential, the already mentioned realtor.com and fsbo.com are your best bets. Your local community may also have a “board of realtors” association, with links to local realtors that may have more comprehensive listings online than those at realtor.com. Although realtor.com tries to be a nationwide multi-list service, there isn’t a single unified MLS across the nation, so it’s working with a patchwork of individually maintained MLS’s running on various software packages and platforms.

California Pines is land for sale, $10,000 an acre or so…They post infomercials on it.

I’m looking for undeveloped land in Connecticut. We are looking to build as a partnership three modular homes and rent them. I came up bare on eBay…

Vacant, undeveloped land is a bitch to find online. Google for local real estate agents in the areas you’re interested in, and many (but not all) will have their listings posted online, including any acreages they may have. Unfortunately, in most cases, the realtor’s own website is the one and only place online where this listing will be posted.

One thing to keep in mind: the biggest buyer of undeveloped land is, well, professional developers. These guys, in turn, go to large, professional brokerage firms when they need dirt. CB Richard Ellis (http://www.cbre.com) is one of these firms, and they appear to have some land listings in Connecticut (as well as a handful of offices around the state). There are plenty of other large commercial brokerage firms, but these are the guys I deal with the most.
