The easy answer is because someone was willing to pay that much. That said even winning the Euro Lottery wouldn't provide enough cash to buy one of these!

I know this block, it's huge.

I suppose that the reason that it's worth so much is that the market in that area is very very limited, not much like this ever comes up. Also the sort of people who are likely to buy it are not particularly price-sensitive.
