It looks like the owner of the rental house I share with some friends is putting it up for sale. This is in California.
I have a few questions, some of which involve legal rights, and some of which are just asking for advice. Any experience people have had with being tenants in a property for sale (or continuing through the sale) will be helpful.
I’m looking at the CA Dept. of Consumer Affairs Book online for legal information.
Right now, I’m somewhat concerned about the selling/showing portion of the whole thing. The landlord has mentioned to my roommate that he wants us to keep the place clean, and has implied that the realtor will be dropping by whenever. Now, we don’t live in squalor, but we’re not the tidiest of people, and I’m not that interested in keeping the house in showroom fashion all the time. My impression is that we should be able to ask for and get 24 hours warning of any visit. We have a pretty good relationship with our landlord, so I don’t want to be a total hardass, but I also don’t want to just agree to whatever.
I have other questions about how to deal with a new owner (I don’t know if the new owner is going to continue renting, or is going to want to move in), and making sure that our security deposit and such isn’t lost in the shuffle, but I think I’ll wait on specifics until I know more.
