I’m in the process of getting quotes for a new roof on my house. It’s a low slope roof, less then 2:12, and is presently a torched-on roof.
I have three quotes so far, two are for torched-on, $9,500 and $14,000.
But another contractor quoted me $10,300 for an EPDM Rubberguard roofing system.
Has anyone heard of or have experience with EPDM roofing systems?
I have installed EPDM on a patio over living space, We ended up with a bad seam, a leak, and replaced it with good old torch on. That was a number of years ago. EPDM is a well established product and used in a lot in commercial/industrial construction often for applications that would have standing water like holding ponds. Done properly it is as waterproof as your bathtub.
Torch on has been the standard for low angle residential roofing for years and is a proven product, there are new peal and stick products out now that seem to be taking over. The last few flat roofs we have dealt with at work were done with two part (a waterproof layer and a protective layer) peel and stick systems. This is what has been chosen by the Insurance approved contractors we deal with.
Any of these products should work well if installed properly. Go with the company with a long history and the least bullshit is my advice.
I know construction well, but not a roofing expert.
EPDM roofing has been around for years, so it is not a fly by night product. Your bigger concern, IMHO, is to insure you are getting a qualified roofer to install and make sure you get a warrantee on the roof.
We used EPDM on the low slope part of our roof up at the top, that was 3 years ago and no problem so far.
