Just bought home and issues start popping up. Home is a 1400 sq ft Ranch built in 1991. When the water runs in the bathroom, water doesn’t come out of the Kitchen faucet nor in the patio’s faucet. Otherwise pressure is great everywhere. Any ideas?
Do you have access to the piping? Like from a cellar?
Nothing at all, or very slow?
Sounds like Bernoulli principle - fast-flowing fluid across a tee will lower the pressure in the corner. Bathroom faucet is so wide-open there’s no pressure in the pipes for other sources.
Clean the faucet aerator screens.
You might try closing the valve a bit underneath the bathroom sink + toilet so it can never run full. Additionally install a flow restriction showerhead. That could change the fluid flow dynamics enough to keep water flowing elsewhere.
Also check the house main water feed and make sure it’s open as it should be.
Sounds like a pressure reducing valve that needs to be replaced. What you describe is a common symptom. If you want to check it yourself, go to a plumbing supply store and get a water pressure gauge; the type that threads on to a hose bibb (garden hose connection). Thread it on, open the valve, and while you watch the gauge, have someone open one faucet, then another. If there is a dramatic pressure drop, that’s your culprit. Normal pressure should be 65-75psi. Your city may say it should be less than 75psi.
If it needs to be replaced, call a licensed plumber and pay whatever their price is. I had to throw that in. I’m a plumber.
