How much should I offer on this house?

I am looking at making an offer on a little old mobile home in the woods. With the market depressed, homes really arent selling, so I am tryng to decide how hard to bargain for it. This home has been on the market 180 days and below is the history of them dropping the price.

So I could offer like $30k, but unless they are incredbly desparate they would not do it. Also, I worry they might get offended…I’ve sold homes and it is a very emotional thing…

Do you think based upon the above information, they probably have the price down to about their bare minimum? Should I really low ball it at like $35k? or try something I thiink they will take…like $38k…

Any opinions?

Can you go to the city hall where the taxes go and find out how much they paid for it?

You can do what a friend of mine did to get the cottage they really wanted. They asked what was the number they needed to make the deal happen without either side being screwed ( And this was years before the market crapped out.)

They went up before they went down? Odd.

Does the price include the land the home is on?

Is it a real “mobile home” (moveable) or a pre-fab? When you say “house”, I think pre-fab, not moveable.

More a pre fab manufactured home. Not moveable. Yes it includes the land.

Cool! How did you arrive at $30K? Is it what you want to pay or is it what you think the home is worth? If you think that’s what it’s worth, then make the offer.

I bought a house once for $48K. (Don’t laugh, this is small town Iowa.) :slight_smile: When I wanted to sell it, the realtor listed it at $79K. That was way too high and I told him so, but he said we could always come down. Several people looked at the house and said they loved it, but none of them made an offer. Maybe they thought I’d be insulted, but I would have accepted much less than the listing price.

So maybe the same thing’s happening with this house and maybe they’d be glad to get a $30K offer, if that’s what the place is worth.

$30K seems a little low, but if that’s what you want to offer, then go ahead. The seller can accept it, counter it, or reject with no counter. If he’s serious about selling, he’ll probably counter, and then you can re-counter/meet in the middle.
That’s how the deal on my house went down.

I think you should offer SOMETHING so they know you are interested and let your realtor know you are willing to negotiate. I just bought my house in March and thats what I did. Offer a SERIOUS lowball price and argued up from there.
