It would be really good for the actual TRUMP FIRST, AND ONLY agenda, however. Imagine how much money he could skim off from such a project! It’s not like he’d care it was all a boondoggle.

The return of the Palestinians to Gaza after the refresh won’t be allowed, save whatever workers are needed to keep it going. I didn’t hear anyone suggesting the US take them- plenty of room once the brown people are gone.
I hate to use trillion, because people don’t realize what a big number it is.
I prefer a million million……so the “half trillion” you so casually propose is 500,000 million dollars……which is more than 10x the entire US Aid Budget that has the conservative faction clutching their pearls.
And, BTW, I think you are underestimating the cost, my “back of the napkin” estimate came it at twice that……mostly because you’re going to overpay because of the competition for the vast amounts of resources the project would require.
Of course, the discussion is hypothetical because the realities put this idea into the impossible column.

I honestly don’t think the cost is the big factor here; if, hypothetically, there was a new Gaza City being built and everyone supported it and it was peaceful, then investment would come.
The problem is the “ifs” there. An ethnic cleasing, and all the associated refugee chaos, hunger and death isn’t a great first page for the brochure. And it wouldn’t be peaceful. Heck, I wonder if it would make enemies again of Egypt and others.
I wouldn’t have thought Gaza had enough water for a bunch of golf courses.

For the life of me, I do not understand why anyone would assume this would work.
Let’s leave aside the 2 million people who live there and assume they’d be happy with this or to move to some other country; if you could just take a random spot of land with no resources and build a profitable resort city, why don’t countries do this all the time? Why hasn’t it ALREADY been done?
I mean, even in that area, there’s lots of land. There’s plenty of spare coastal land just west of Gaza in Egypt between Rafah and Port Said, right? So if this is such a great idea why didn’t they build this there already? There’s a zillion coastal areas throughout the world like that so why didn’t Trump the great real estate genius just build a huge new resort town there?
The reason no one did this is that it’s a stupid idea and wouldn’t work.
That’s just it; no one thinks this could work or wants it. Everyone is just humoring the old man with dementia. (I think it’s important we acknowledge that the current occupant of the White House is less capable than the previous one.)

This is like saying that if a profitable gym could be built on this street, why isn’t one built on every street?
Location matters and context matters. Gaza, being coastal, being between the middle east and N africa, and having been the world’s focus for decades (and therefore lots of people would want it to succeed; including at least two wealthy countries in the US and Israel) has advantages that other places don’t have.
In terms of why it hasn’t happened yet, it’s an open-air prison right now, not a free country with a free economy that can freely trade.
And Trump’s plan, with the political fallout, would turn it into 300 square km of powder keg. It would be as dangerous as Gaza is right now at best, and the nucleus of WWIII at worst.
America builds an American dreamland in the heart of the area where others routinely chant “death to america” – I mean, what could go wrong?
Oh, yeah, I can’t wait to vacation at, “The Riviera of the Middle-East”, because it would undoubtedly be the target of God knows how many Palestinian terrorist attacks. LOL

Which would be a downside if Trump or anyone else involved in this plan thought it was going to result in a prosperous middle class life for a single resident of Gaza, rather then every resident of Gaza being given the choice of death or expulsion. This clearly about the US helping in the ethnic cleansing of Gaza. The talk of casinos and such is as convincing as the postcards the Nazis had sent from concentration camps
To clean the place out, he either has to spend American lives, or pay somebody to clean it out, with varying degrees of ruthlessness, for a zillion taxpayer bucks.
