I know there is a way to do this:
On a Web site, there is a link to a song that I want.
The link will only play the song in streaming format.
I want to actually download the song.
Does anyone know what I’m talking about?

Real tries very hard to keep you from being able to do that. There are, however, programs that will record the audio as it plays.
For streaming Quicktime files and Flash files all you have to do is search in your temporary internet files. For ASX videos you can look at the asx file itself and find the address of the actual ASF file.
