Subletting in UK

My wife and I are thinking of letting out our spare room to contribute to the rental cost of our place. I know that lots of people do it, but everyone I spoke to is a tad fuzzy on actual rights and obligations; most assume that landlords will never know or will tolerate it, so don’t tell them.

Well, being the kind of person that plans for the worst and hopes for the best, I’d like to know whether subletting is actually legal or not, or if it is restricted to certain cases, and what my rights and obligations are with the law and the subletter. For example, what about council tax? What to do if the subletter makes a mess, or if I have to kick him/her out?

Not sure myself, actually. However landlord zone is a very comprehensive website set up specifically for landlords and I imagine there will be some info on the issue of tenants wanting to sublet there.
