Subletting

I’d like to get out of a lease, and the only way I can do so is to sublet (and lie to a few people not directly involved in the process. No laws broken, though).

Anyone know where I can find a copy of a subletting type form to copy? One that’s easily accessible (ie. online)

I don’t know your situation, but I’d say read your lease. Most I’ve had over the years allow for subletting, which is done through the landlord. If your lease somehow prohibits subletting, any contract you might execute with a sublettor will be meaningless.

(thunderous voice) Are you forgetting GOD’S LAW? Re-read the ten commandments, boy! Thou shalt not lie comes to mind.

A Google search on “sublet agreement” found a bunch of sites. Here are two links.

I think any large stationery store will have a bunch of legal-type documents that you can buy or perhaps even photocopy (for a fee.) Otherwise, check out a legal self-help book at your local library.

Tenant’s Handbook should have some, our library has this book, so should yours. ALso, Nolo PRess, http://www.nolo.com ?

Terminology interruption:

A “sublease” means you’re still beholden to the original landlord. You’ve just leased the apartment to someone else. If your sublessee destroys the apartment, the landlord sues you; you may sue the sublessee if you like.

An “assignment” means that you transfer the entirety of your lease to another party. You’re no longer a middleman between the original landlord and the new lessee.

Quick difference: if you’ve transferred less than your entire interest in the property, it’s a sublease. If you’ve transferred everything, it’s an assignment. Just wanted you to know what you’re really looking for.
