I sold my rental house

No. It was in the contract, but they hadn’t written the check yet. It’s okay. It’s the first day, I hadn’t taken it off the market. If they found something that better suits their needs, I’m not upset. A little disappointed, sure. But it’s too much money fo someone to make the wrong decision.

Second accepted offer - full asking price, pre-approved by their lender.

In that case: Party–Party–Party!

Everything went very smoothly. Very minimal requests from the inspectors (although FHA had me repaint an exterior doorframe and stair railing because of some peeling paint, which I thought was pretty picky). Today was the closing. $208K in my pocket.

Congratulations! That’s the test of all real estate deals - when you get to cash the check.

Champagne for everyone! :champagne:

After you sober up, call your tax advisor and find out how much of that :dollar: :dollar: :dollar: you need to set aside so you can pay Uncle Sam next April 15.

And then DANCE! YAY! No more rental!

My insurance agency rep said I had to paint my alley facing garage door as a condition of getting coverage. I never saw anything in writing and, as a first time home buyer, I didn’t realize this is sort of unusual. The door was in pretty poor shape so I did scrape and paint it within a few weeks of moving and never heard about it again. It’s not like the door was in need of repair or anything beyond cosmetic paint: the same door is doing fine now 14+ years later.
