Ceilings on the first floor are 10 or 11 feet. Nice curving staircase to the second level, unfinished attic and basement that are easily finishable (that would bring the square footage up to about 5000).
The yard is small though. I had to promise Lady Chance that if she couldn’t stand it we’d buy into a co-op or something for gardening.
I’d say call right now and get it…I’m currently renting a 2BR Capecod with 1 FP for a whopping $1500/month (Kensington,MD)…property is valued at $400K…
It is a beautiful house and a terrific price. You can’t touch anything like that down here for under $150K. Is that a garage to the right? If all else fails, could you tear down the garage in order to get more yard space? Is there perhaps an empty lot behind or beside you? Or, you could garden in raised platform containers, I think it is called square foot gardening, takes up hardly any room and you get better yields.
Ok Johnathan - I live in Coastal Connecticut, that house would sell for 300K where I live. Drive inland for about 20 minutes and you may get it for the bargain price of 180K, maybe.
My first instinct is to ask: Whats wrong with it?
Is the electrical not up to code?
Is the plaster on the walls laden with lead and asbestos?
Termites?
Dog/cat feces everywhere?
Just how small is the Yard?
Is the basement dirt?
If so you may find another Midden that’d be neat!
What else? 80k for a seemingly mint house sounds fishy…I’m not trying to be pessimistic at all, I’m seriously wondering? And if it is the real thing! You came upon a gem!

The structure looks good, the basement is cement, there’s a spot of water damage in the attic I’ll have an engineer check out.
But it DOES seem like a good deal. Though not as great as some of us from the more populated areas might think. Average home price (3-4 BR) seems to be between 90-125.
Wow. $79,000. I’m staggered. Around here (San Jose, CA) that house would go for almost 500K, minimum, and that’s assuming it’s in a fair-to-middlin’ neighborhood. Move it to a nice area and you’re probably looking at 6-700K, minimum.
Congratulations! I’m jealous–I’ve always wanted a finished attic, but they don’t seem to do that much around here.

Nice house Jonathan Chance. We just moved in October, so the fun/agony of house hunting is still fresh in my mind. I’m glad to hear you’re having an inspection done. I think out of all the money we spent when buying our place, the $300 I spent on an inspection was the best value - maybe because we ended up getting a thousand knocked off the price of the house based on his report. Even if we hadn’t though, information I got from the inspector about things to watch for, routine maintenance, etc… was well worth the price.
Beautiful house, horrible picture. You can barely see the whole thing and it’s all overexposed and why do real-estate people not hire photographers to take good pictures of the houses? (BTW, I could use a job. But not in Ohio.)
It’s 1.5 baths, yes. But the 1/2 bath is in a room the size of a bedroom and already has hookups for a bath/shower set up. It’s just a matter of dropping the dime to put in the old claw iron tub and run some pipes.

Assuming it passes inspection without any surprises, I congratulate you!!! She seems to be a beautiful house. Don’t sweat the small yard: less grass to cut in the summer and less snow to shovel in the winter. Of course you may have a hard time convincing your wife that you really need that 10HP snow-blower with tank-treads instead of wheels…
