The sisters stopped fighting over the disbursement of the funds, now they are fighting over who has to pay the taxes. NONE of this should be affecting me and we are hoping a different title company will see it that way too.
Finally my son has come to terms with moving and he seems to be looking forward to it. I’m ready.
I’m sorry you are going through so much crap with your jeep. Insurance companies are a pain but usually if you mention calling the insurance commissioner (or whatever it is called in your state) they get real cooperative real quick.

About the worst thing that would happen is the mask comes off. You’re not going to make something in the machine explode.
As for the leaks, you probably have the wrong mask. The basic rule is that if you have to crank down on the straps to stop leaks, it’s the wrong shape for your face. Despite what your DME may think, there are several dozen types of masks on the market, and many of them come in sizes. Also, don’t be surprised if they try dragging their feet if you want to try a mask made by someone other than whoever made your machine. For me, it took trying three masks and a new “prescription” to get a ResMed mask when I had a Philips machine. Just be mindful of the DME’s or your insurance carrier’s policies. IIRC, mine allows free mask trials for the first month or two, after which time, I’d have to start paying for them.
Wasn’t the person who formerly lived in there deceased? If so, the estate has to pay the taxes, and it should have come right out of the payment to the estate. In other words, the estate gets the money, it should have nothing to do with you taking ownership, and the sisters can squabble with the estate lawyer for their cut. Again, nothing to do with you.
If this house wasn’t part of an estate, I don’t know what to tell you.
Happy Moanday all! The weather here is so wonderful - morning lows in the 50s and daytime highs in the high 70s/low 80s, sunny mostly clear skies. The balloons didn’t get aloft yesterday morning because the winds were a bit high for safety. They did get aloft this morning, though and it looks like the rest of the week will be good. We may see some clouds/rain from Tropical Storm Simon (Pacific) on Thursday/Friday - I’m crossing my fingers for no clouds/rain/winds especially on that, because those are the “special shapes” days. I don’t know if the Smokey Bear Balloon is here this year or not, but if it is, those will be the days it would be up and aloft, if possible! So far, so good - there’s been one incident with a balloon flap that caught on fire this morning but fortunately no-one was hurt in that.
I still have problems with the time difference between here and the east coast, believe it or not! LOL I am always forgetting that the east coast (and most of my family!) is two hours ahead. This can be problematic when you are trying to contact your 85 year old father.
I’ve had a very nice surprise in the past few days - I have been in touch with an old friend from college that I hadn’t see in over 30 years! So far, we have exchanged several emails, and are even talking about visiting - well, her coming to visit me, that is. LOL She’s never seen Albuquerque. It is so great to be back in touch; I had wanted to reach out over the years, but always backed out for some reason or another. Now I am so glad that I finally did it.

The respiratory tech fitted it for me on Saturday. When he did it, there weren’t any links. I think I just had it too far “up” the face. Once I’d moved it closer to the bottom of my face, it stopped leaking. No fiddling with straps required. The only problem with moving it down the face is that my nose instantly felt like I had stuffed cotton balls up it, so I switched to mouth breathing. May have to turn the humidifier part of it on a little bit tonight. Also have to read the manual to find out cleaning instructions/schedules.
Sahirrnee, that family sounds pretty disfunctional. I just hope that *none *of the sisters owns the other half of the duplex.
The N.O.T. soup was especially good today - I used the leftover veggies from the pot roast in addition to more onions and N.O.T.s - extra bonus flavors this time! The cuke salad wasn’t as good as it could have been - it really needs to marinate overnight. Tomorrow, it’ll be really yum. We also had some Amish 'mater slices. I got 3 more 'maters today - the crop is just about done, but they’re still tasty.
I’ve got apple cake thawing for later. I can’t believe that **FCD **forgot that I left him 3 big chunks of it in the freezer while I was gone. But it means we have easy desserts now, so that’s good.
Dindin has been consumed. ‘Twas good. Sketties and meatballs are one of my fav-o-rite of all victuals. I have citrus chikin and rice bakin’ for tomorrow night’s dindin, as I post. I feel so domesticated!
Sigh, against my better judgement I have an appointment with a lawyer tomorrow for a free consultation.
My insurance company just called me again regarding the second claim, but the gal didn’t seem very positive about the towing company admitting liability. She going to make some phone calls and call me back. So very sick of this stuff.
Amazing how frequently one bumps the knuckle and pad of the thumb of the dominant hand in the course of a normal day. Owie.
In other news, must do homework, but can’t seem to get in gear. Being sleepy doesn’t help, but if I nap, that’ll mess up my sleep pattern for a day or two, and tomorrow’s a busy day.
It’s a very thin line to make this a second claim, which could come back to hurt you in the long run since some insurance companies charge not-at-fault accidents as ⅓ of an at-fault accident, meaning if you have had or get another not-at-fault accident in the allotted time, you will be surcharged on your insurance. A chat with [del]Bobbio’s pen pal[/del] a lawyer is the way to go, at least to consolidate them into one accident since the second damage was directly related to clearing your not-driveable Jeep from the road.

There are four sisters, the mother died leaving a fairly extensive estate. They’ve already sold six or seven other properties. This house is nothing compared to them when it comes to value. This is the home they grew up in. Their aunt (mother’s sister) lives in the other half and it is in the mothers will that the aunt is allowed to live there until she passes away or has to move to a home. From what I hear the aunt is a really nice woman, quiet, in her early 60s, still working. I haven’t met her yet but I’m not expecting any real problems with her.
Anyway the sisters formed an LLC to handle all the properties. The eldest sister has power of attorney, all proceeds go into the LLC, all expenses come out of the LLC. Everybody agrees that the eldest sister has that power. Everybody agrees this should have nothing what so ever to do with me.
One sister is challenging everything and it’s the title company who refuses to move forward. They are afraid the sister will come back later and place a claim on the property so they are refusing to issue a title policy. Even though multiple lawyers (including the lawyer of the sister making the trouble) have told the title company that she cannot make any claims.
So we are going to go with a different title company, one the seller has used with the other properties which had no problems going forward.
In the meantime I have paid the sum of $1 to move in. The sellers still have to pay the taxes, the insurance, and my mortgage company to hold my lock-in rate on the mortgage. There is no limit to how long they can hold my rate, however every day they delay closing it costs them more money and saves me money.
I am paying only $90,000 for the house. It has a new kitchen, two new bathrooms, new paint, new windows, new roof plus a bunch of other repairs I requested. I doubt they are making much more than $60,000. So $15,000 a piece - and that is what they are fighting over? Hardly worth it and the longer it takes the less they make.
At this point if they were to choose not to sell to me they would have to give me my deposit back, reimburse me for all the inspections and appraisals, and pay for for my time going back and forth as well as compensating me for wasting my time when I could have been putting in an offer on another house. My lawyer says quite simply they cannot get out of this contract unless I agree and it will cost them. I asked it the bitchster sister was upset that it is the family home and everybody says no, it’s all about the money.
It all comes back to though, this should not have anything to do with me it should not be holding up closing, I shouldn’t even know about this stuff. It should all be internal to the LLC, that is where they need to be fighting it out.
Maybe the sister thinks they should have gotten more for the house but I looked at enough houses in Hagerstown that I think the price is fair for the area.
Went for some…uncomfortable…tests today. The good part is that it only took about an hour. I go back for followup Wednesday. After the tests, I went to an area known as Little Saigon for some good noodles, fresh spring rolls and a quick stop at the Asian market.
