Just got a call about showing the house around 1:30 today. Since I know there are minor messes to clean up and the dog has to get out, I have decided on half a sick day since I don’t feel great, anyway. So there.

'Tis merely the logic of my 2 dogs, who blame me for the rain or snow whenever I make them go outside to do their constitutionals.

Up, caffeinated, and off today. Weird weather now, it’s above 40 degrees, and the sky has turned blue.:dubious:

We wuz forecast for 2" of rain over the weekend. I was working at a charity event yesterday. I have full rain gear, I took it with me, put it on, & then ended up *inside *the truck unloading. So I stayed doubly dry!

It was still raining when I got home so I backed into the (small) garage as it was easier to unload all of the stuff & groceries in the car iffn I don’t need to walk around (& probably brush up against) a wet car. Left the rear open, which means the little light was on…all night. Guess what didn’t want to start this morning? :smack: I know it needs a new battery & even tried to replace it one very windy weekend day this winter. The Boys of Pep had an hour wait! Uh uh, batteries are easy enough to replace; however, when I opened the hood in the parking lot to see what size wench I needed, it was not stable with all of the wind. Nope, I’m not getting decapitated by the next gust so it didn’t happen. One more thing to add to my list this week.

Yeah talk about the rain! This little cottage I call home had a basement excavated beneath it long after it was built (the home dates back to the late 1800’s I think). It has a tiny staircase to go down to a 15’ x 15’ basement with a washer, dryer, furnace and hot water heater. Also at head level is access to the crawlspace that surrounds it.

I was putting off doing laundry until late last night, so it was only then that I started going downstairs and found 4" of water - the sump had not been running. Fortunately this problem had happened before, so all the major equipment already rests on pallets and I was familiar with the pump issue. I put on waterproof boots, headed over to the corner and gave the pump a couple kicks to loosen up the float.

Since then it’s been filling & draining every 2 minutes like clockwork all night. I also set up a fan to dry the floor and that has been pretty successful - it’s hard to see there was a problem.

In fact it did a nice job of cleaning the floor.

50’s & 60’s this week! Just about to head out the door and go to work. I believe the plan is to tell more Fairfax VATF1 stories today as we have a lot more materiel than we aired last week.

We’re done!! All the crap from the white shed is now crammed in the red shed. Once the white shed is in its new home, we’ll unload the red shed to 3 piles - dump, yard sale, keep. The yard sale pile will be the biggest. Fingers crossed for a nice day on April 12 - that’s when I think I’ll do it.

We’ve got floor tiles, electrical outlets, 4 small windows, tons of wire, boat stuff, glass blocks, foam cushions, a cassette player, :smiley: and who knows what else in some of the boxes. It should help pay for moving the shed. I’ll place a freebie ad on line and put a sign out on Rt 5 and balloons on the side gate. It’s nice living off a main road.

Once I rest up a bit, I think I’ll go back to my studio and see what I can work on. The spoon rests should be dry enough to trim and finish.

Not much - we averaged 17 hr days on the clock, usually about 5 hrs sleep.

I was good until this weekend; it took all 3 days to wind down / return to normal.

Doing reasonably well today, other than the snafu about when to go to work…

Back from the dentist. All is good except that the hygeinist decided she hated my gums and had to poke them very hard with the metal hook.

Went to get my tires rotated, found out I really, really need new ones, told them I’d be back in a month or two.

Got a Reuben from the Good Sub Place, so that was good.

Nice to see we’re all together in one thread now. I suppose I should even bookmark it so’s I’ll know where it is when I go seekin’.

Paperirk out the wazoo today. However, I have gotten my quarterly report done, replete with a success story even. Go Me! N.O.L. has been had and the MMP has been perused, so back to irk.

Home from shopping, about $200 poorer.
But all our bellies are full, Gino’s for me and the kid, salmon and sweet potato food for the dog and the freezer, fridge and cabinets are stocked. Almost half the money went for the dog but it should last a good 3 months.
Sah-dog just loves fish flavored dog food. The smell makes me nauseous but anything to make my boys happy.

It’s very pretty outside if a bit breezy.

I’m done claying. My cabinet is full and until some of the items dry, I can’t do much else. I did leave the door open slightly so that it would dry quicker, but not so fast that I risk cracks. So we shall see how it looks tomorrow.

Cannot believe how much I’ve gotten done irkwise today! It’s been kinda quiet so I’ve been pluggin’ away at a pile of paperirk stuff I figured would take two days to get through. Instead, I’m done with it all. YAY!!! This was a pretty smooth end of month/end of quarter.

I’m sittin’ here takin’ a break cause I deserve it.

If it’s any consolation, Sari. my house was under contract, then the buyer pulled out. (but he had a clause written in that protected him, so I didn’t get any compensation)

It has to do with the kind of mortgage I’m getting. If you get a HomePath or HomeStyle Mortgage you have to have an estimate of the repairs when you make the offer. It has to be by a licensed contractor who is not a friend or family member and the contractor who writes up the estimate has to be the one who does the work.
For whatever reason the rules changed and now I have to get an FHA Mortgage (last year I didn’t qualify for FHA but did qualify for conventional, this year I don’t qualify for conventional but I do qualify for FHA). This house had peeling paint on the underside of the porch roof and that would have to be fixed by the seller to pass the FHA inspection. Since the house is a foreclosure and bank owned the owner (bank) will not do any repairs. There was an issue with the basement stairs that I know would not have passed an FHA inspection.
The house I like and was going to make an offer on has the same issue. There is peeling paint and won’t pass the FHA inspection. So that one needs an inspection and estimate as well before I can put an offer in on it.
FHA is real big on peeling paint on houses built before 1978 because of the lead. Even a spot the size of a quarter will cause the house to fail the inspection. I told my first realtor fine, I’ll just take a piece of sandpaper out and sand it down when nobody is looking.
I’m a bit frustrated and irritated right now.
The rules changed for PMI now so no matter what my payments are going to be higher. It’s not enough to put 20% down, you have to make payments for 5 years and have at least 78% equity to have the PMI dropped on FHA loans. The rate went from 2.25% to 5.5%.
Anyway I’m just rambling, I don’t understand why I have to have the estimate first, I just do. The realtor says so, the mortgage guy says so.

I know, it’s a pain on both ends.

I felt so bad for the seller last year, I was the third contract that had fallen through. It wasn’t my fault but I still felt bad for her.
I think this is part of the reason why the seller wants to see the estimate up front with the offer, they want to know the mortgage company is going to approve of the amount of the repairs before they accept the offer.

If I can borrow x number of dollars say $100,000. If the house costs $80,000 and the estimated repairs are $15,000 they will accept my offer because they know the mortgage company will approve it.
If I offer $80,000 and the needed repairs come to $25,000 then I won’t get approved and they took the house off the market for nothing.

The problem is though, finding a contractor who will do the estimate is hard because they don’t want to waste their time doing them when there is no guarantee the house will sell and the work will get done. Even if you can find one it takes time for them to get out there and somebody else can come in with cash and buy it first. It has to be a real estimate, it can’t be a guesstimate.

I wanted to put in the offer contingent on the inspection.
