I’ve personally had several “sex is just sex” relationships. Yes, some of them became more involved (but only once on my side and I married her) but many did not.
I know several several swingers (I’m not one) and to them any sex outside of the two principals is just that, sex. Recreation. Something to do that adds pleasure to their relationship.
Yes, I’ve seen it happen where one person wasn’t quite as open minded after all, but I’ve seen plenty of married couples that have been doing it for 20 years and are still happy.
Many, if not most, people I know have had at least one 1-night stand where they barely knew the other’s name and never saw them again. Very few feel bad about that, without little emotional attachment.
There are many ways to think about sex and as long as everybody in the relationship can agree and hold to the same ground rules, it is all good (thus my only gripe was whether the girlfriend knew).
Since you ask, I think you’re outlook on relationships is kind of unrealistic. You’ve got a “friend with icing” that you only want sex from. He had a girlfriend and now that she’s gone he wants more, you don’t.

To me, it sounds like maybe you should find someone available and that you’re willing to commit to. You can’t custom tailor little bits of different relationships together to make a whole one. It’ll never fit right and a lot of people stand to be hurt because of it. That’s just my opinion.
