You have described my day (but you didn’t mention the nap) and my plans exactly.
Yeah, that’s the plan if Comcast is still not running by his move in date. We’re both on the sam AT&T family plan, and I know the signal was good enough for me to have my Dad on Zoom when we did a walk through last month, but today T-Mobile and Verizon are the only ones offering home 5g in the area. Sometimes AT&T offers it, but they aren’t at the moment,
Instead of whole building WiFi each unit gets their own connection that they have to pay for. That much WiFi all stacked on top of each other made me cringe, so it made sure he’ll have ethernet connections to stream TV, and then in each bedroom for wherever he decides to setup his laptop.
Barely anything, really. If he can get reception with a tv antenna, and he’s happy with just broadcast channels, then he could easily get by with tethering his laptop to his phone on the occasions he uses it. Unfortunately he’s on the wrong side of the building to guarantee antenna reception, I’m sure he’ll want more channels, and I don’t trust him to do the multiple steps of turning on his hotspot and connecting to it.
They you, much like @ThelmaLou are ahead of the game in terms of your research and expectations. You guys hardly need me at all!
So depending on the layout you may need a router and/or hub just to increase the number of ethernet jacks you have available off one of the 5G Cellular Internet options.
Do double check the options for the local internet - some, like The Home, had both wired and wireless access points, because, like you, I’d worry about substantial wireless overlap, but wired might be better. Still, if you can go independent, and the price is right, why not?
The good/bad thing about a lot of the issues with 5G Internet is that it can often be fixed the same way a phone can, a reboot. If it’s a service from the complex, you may not have such easy options, or the ability to actually get anyone on the phone in a timely manner.
Here’s hoping you find a good solution for all, and always happy to share my now rather out-of-date professional advice if you need it.
The first thing I looked at on the inspection was the layout of the telecom cupboard in the apartment. There’s power, an incoming coax, multiple outgoing coax, and outgoing cat6 behind a little hatch in the laundry room. My only complaint was that none of the connections are labeled.
It’s possible a 5g router will not get good reception in the cupboard, but there’s enough ethernet to have it near a window, and connect back to a switch in the cupboard to reach other rooms. I expect a cable+wifi router will be fine in the cupboard, and the WiFi will reach everywhere.
There’s no point in shopping yet, but I’ll also have to pick one of the streaming tv services. Probably whatever has the sports he wants.
The other option for tv is mount an 8 foot mast on his balcony to get an antenna above the roof and pointing southwest. I’m sure the coop board will be fine with that.
He doesn’t care about tv that much, mostly just in the evenings, but if it isn’t sorted out, he’ll be coming over to my house to watch every night.

On a more serious note, as a participant at at Burning Man I do a lot of walking for two weeks. While walking to work, about a mile and a half, was doable the trip home was a different route (I’d eat at the commissary) and the 2+ miles was exhausting. This was frightening so I’ll be starting an evening walk at least a couple times a week this fall.
I can’t see living in a home is a viable option for me. I am living in a house now with DesertRoomie and while it is free and clear, the equity in it will go to my brother or nephews, depending. Hopefully I’ll be like the one-hoss shay that falls apart all at once on the 100th year.
